Plan your Brunei
home renovation

Last updated:

Use this checklist to organize decisions, clarify responsibilities, and compare written scopes for a home renovation in Brunei.

01

The Foundation & Planning

Why this matters: Jumping straight to buying appliances or randomly tearing down walls is how budgets spiral out of control. A successful renovation in Brunei requires front-loading all the hard decisions.

  • Determine the exact scope: Are you just doing cosmetic upgrades (paint, new cabinets) or structural changes (hacking walls, extending the wet kitchen, re-wiring)?
  • Plan your budget: Discuss a suitable contingency with your project team. For older homes, ask how concealed plumbing, wiring, or previous repairs may affect the scope.
  • Gather floor plans: If you don't have them, sketch the room with rough dimensions. A provider can explain what information they need for an initial estimate and when a site measure is required.
  • Visual Alignment: Pin down your exact aesthetic. Create a mood board. Knowing if you want "Japandi Minimalism" or "Modern Dark Luxury" prevents expensive mid-project changes.
02

Hiring the Right Crew

Renovation projects can involve several trades. Confirm who is responsible for wet works, cabinetry, countertops, electrical work, plumbing, coordination, and handover.

The General Contractor (Wet Works) The written contract should identify who handles structural changes, flooring, plumbing, electrical work, and any required waterproofing. Confirm approvals and trade responsibilities with the relevant professionals.
The Cabinet Maker (Finishing) Ask for the cabinetry materials, hardware, finish, drawings, measurement process, installation scope, and warranty terms to be listed in writing. Confirm how cabinetry work coordinates with other trades.
The Electrician Have a qualified electrician confirm the electrical requirements, appliance connections, and any changes to the existing installation.
Contract & Timeline Lock Compare the inclusions, exclusions, payment schedule, change process, and estimated timeline. Ask how payments relate to the work stages and what happens if the scope changes.
03

Site Preparation & Wet Works

This is the messy phase. Getting this wrong means expensive rework later. Crucially, your cabinet maker must be involved *before* the wet works are finished to ensure all electrical points and plumbing are in the correct locations for the final design.

Demolition & Hacking Removing old cabinets, hacking tiles, and taking down non-load-bearing walls. Ensure the contractor protects existing flooring if it's not being replaced.
First Fix M&E (Mechanical & Electrical) Chasing walls to install concealed wiring for ovens, induction hobs, and lighting. This must follow the blueprint provided by your cabinet designer.
Plumbing Adjustments Moving the sink or washing machine? Pipes must be rerouted now. Ensure floor traps are positioned correctly within the wet kitchen footprint.
Plastering & Tiling Making the walls smooth and plumb. Custom cabinets need straight walls. If walls are uneven (common in Brunei), your cabinet maker will need to use scribe panels to hide the gaps.
Phase 04

The Cabinetry Phase

With the site prepared, the final installation begins. This phase separates premium interiors from basic builds.

Site Measurement & Drawings Confirm when final measurements take place, which site conditions must be ready, and how the production drawings are reviewed and approved before fabrication.
CNC Fabrication Confirm the specified board and finish. Caramella's standard carcass is ENF plywood unless another material is agreed, and its current edge-sealing specification uses PUR adhesive. Edge treatment does not make cabinetry waterproof.
Carcass Installation Confirm how the cabinets will be fixed and adjusted to suit actual walls and floors, and how the countertop template and installation are coordinated.
Countertops & Finishing Quartz stone countertops are templated and installed. Appliances are slotted in, and the final protective film is peeled off the doors.

Frequently Asked Questions

Soalan Lazim · Frequently Asked Questions

When should I contact a cabinet maker?

Before you hack any walls or finalize your plumbing. A common costly mistake is having the contractor finish the wet kitchen, only to realize the water pipes are in the wrong place for the drawer layout you want. Contact us during Phase 01 (Planning).

Hubungi kami semasa Fasa 01.

Do I need an interior designer or an architect?

For structural changes or an extension, consult an appropriately qualified professional and confirm any required approvals with the relevant authority. For cabinetry, ask the provider which design drawings and site information are included in its scope.

What costs should I review when planning a renovation?

Renovation costs can depend on the existing services, site condition, finishes, access and the written project scope. Ask providers to identify assumptions and possible exclusions before work starts.

How do I compare renovation quotations?

Ask each provider to itemize the board, finishes, hardware, countertop, measurement, delivery, installation, exclusions, and warranty terms. Compare what each written quotation includes and ask about anything that is unclear.
